Panthium Capital Group was created to arbitrage the inefficiencies of small and mid-cap real estate markets across Europe. Smaller investment opportunities get overlooked and under-priced because international institutional capital is absent, while local investors have limited capital and expertise in executing complex transactions.
Panthium capitalizes on this opportunity by investing with the same rigour and sophistication of large real estate private equity firms, thereby looking to achieve outsized risk-adjusted returns.
In our co-GP vertical, we help our operating partners (“OPs“, be that developers, asset managers or loan servicers) scale up their operations. We utilize a distinctive non-dilutive partnership model with local real estate OPs that provides them committed capital to fund their co-invest interests in projects, while facilitating their access to institutional equity providers.
In our direct investment vertical, we originate and execute real estate backed investments in the value add and distressed space, focusing on small-cap transactions that are typically overlooked by larger investors, and present highly attractive risk-adjusted returns.

At Parthium, we leverage our deep networks across Europe to source mostly off-market real estate transactions. Depending on their size, complexity and origin, the deals are allocated to their respective verticals.Larger ticket transactions fall into the Co-GP vertical, where we first partner with high-caliber local operating partners that can extract the most value from the relevant investment opportunity.
